Outside the Box - Operations & Maintenance (Part 1)

Blog: February 11, 2021

In this second edition of the outside the box series we will be looking deeper into Part 1 of operations & maintenance and/or facilities and engineering.

If you are in the cycle of designing, developing, building and operating a new building, FinishLine Software is the perfect tool to work alongside you throughout the entire process. Even if your building or facility is 50 years old, there is a place for FinishLine Software in managing the ongoing operations and Maintenance of that building.

Let’s take a look at the various ways FinishLine can greatly impact and improve your existing O&M and facilities maintenance.

Compliance -

From real-estate planning and ground-breaking FinishLine can easily track and assign all your open and ongoing issues through completion. Additionally, you will be building an historic record to accompany your new building from start to finish. Depending on your circumstance from Sarbanes Oxley (SOX) compliance to a simple records retention policy from the Federal government, we are required to maintain the records of the building for the life of the building plus…in some cases plus 10 years. What better way to keep all your records in one single source of the truth platform available 24/7/365 for the life of your building?

New Construction Operations & Maintenance -

As discussed previously, from groundbreaking all the way through construction, of course including final punch, FinishLine does an incredible job in tracking, following and logging issues through to completion. Sadly, in most building turnovers the O&M team does not have the luxury of having access to digital information gathered during the Design and Construction phases of the building process.

I speak of this from experience knowing that it is ideal to have a new building opened with the recent issues of construction at your fingertips. Nothing saps the time more from your team than searching through stick sets not only to find that they are not as-builts nor do they tell even part of the story.

Then, assuming you have the luxury of having a construction project management software at your fingertips, being able to drill down to issues, change orders, owners’ directives or other information related to that big problem you now need to fix yesterday. A lot of times, urgent issues are resolved quickly without the foresight of knowing that had been a construction related issue and that it was supposed to be covered by the GC not your O&M team. Nonetheless, your O&M team must maintain the building.

Additionally, I think you will find the largest portion of your O&M typically happens within the first 6 to 9 months of turnover and operation of the new building. Having personally used FinishLine during the Design and Construction process allows you to easily retrieve that information either geographically or via an extensive record search thus saving your O&M team time, frustration and money.

Ongoing O&M, New or Existing Buildings –

Buildings are always maintained by consummate staff but with varying degrees of information and technology platforms behind their team. Many larger buildings utilize a resource ticketing system such as HotSOS or others to track incoming work orders and the assignment of those and even track the hours utilized to resolve these issues. In the world of Facilities, Operations & Maintenance and Engineering, FinishLine software runs circles around the competition.

First and foremost, FinishLine operates in a geographic, location-based on the plan means, so that you can quickly and easily identify where you are and where the problem is located. No more misunderstanding where the work is to be done. If you are in a new building and had the ability to take the FinishLine data along with you into the O&M and PM you are all set with the plans, issues and quick ability to operate efficiently.

In existing buildings, the FinishLine team can get you up and running in just a few short days depending of the size of the building to get you operational quickly with out of the box, industry standard Inspection Types, Tasks and Descriptions as well as unparalleled checklists.

Whether your building is shiny new or a little aged or historic, FinishLine has the solution for you.
